The biggest shift we are seeing, is the size. Instead of large pools that spread across the yard, more homeowners are opting for a smaller, deeper or plunge pool option. These are often under 20 feet long and built for lounging and entertaining rather than laps. An upside to these pools, the maintenance, lower water and chemical costs, and a design that fits into a smaller or oddly shaped lot. 

Most homes, especially in North Texas can handle a pool of this size with a nice deck and some landscaping. If you are updating a home before selling, adding a plunge pool is worth knowing as it can be viewed as an amenity and less of a maintenance headache. 

Dark, moody finishes over classic blue

White plaster and the classic bright blue are giving way to the darker tones such as charcoal, graphite, and near black finishes. They blend into stone and travertine decking, and they give the water a lagoon-like look instead of the typical "swimming pool blue" most of us grew up with. 

There is a practical side to this trend as well. Darker finishes attract more heat so the water can be a little warmer, which matters in the Spring and Fall seasons here. However, in the middle of a Texas Summer, that same heat absorption can push the water temperature higher than you might want, so it is worth discussing with your pool builder how they are managing that if you are considering a darker finish. 

Smart pools you control from your phone

Technology is not going anywhere. App-based control for temperature, lighting, filtration, and even chemical balance has moved from being a luxury add-on to something buyers expect in a high-end home. Being able to warm up the pool before you get home from work or set the lighting before a dinner party, is a small thing that makes a big impression. 

If you are selling a home with an older pool setup, this is a relatively affordable upgrade to consider. It is a lot less expensive than a full pool renovation and it is the kind of feature that tends to come up in buyer feedback. 

Wellness features: cold plunges and hot-cold contrast 

Cold plunge pools paired with a heated spa are showing up more and more, especially in higher-end backyards. The idea is simple: a quick dip in cold water followed by time in a warm spa. This is the same recovery routine athletes have used for years, now in the backyard. Most are installed as a separate, compact vessel next to the existing aps and can often share equipment to keep costs down. 

This is a good example of where pool designs are becoming less about swimming laps and more about the pool functioning like a personal wellness space. 

Built-in entertaining features 

Sun shelves, in water seating, swim-up bars, and fire and water combinations are all part of the same story. The pool area is being designed as an entertaining space and a pool second. A tanning ledge with a couple of chaise lounges sitting in the water or built-in seating around a fire feature at the edge of the pool will turn your backyard into a place people want to gather, not just a nice view from the kitchen window. 

What this means if you are selling 

A pool can be a real selling point in our market but only if it looks current and feels manageable, not a project. Here are some questions to ask yourself before listing: 

  • Does the pool finish and equipment look updated, or does it read as original to a much older home?
  • Is there a smart control system, or would that be a reasonable, low-cost upgrade before you list? 
  • Is the space around the pool designed for entertaining, or is it just water surrounded by concrete?
  • Are safety features like fencing or an automatic cover in good shape? These matter to buyers with kids or pets. 

What this means if you are buying 

If a home you are considering has a pool, look past the size and ask about equipment age, the type of finish, and whether there are smart controls installed. An older pool is not a dealbreaker but it is a good thing to factor into your offer and first year budget.
